Strong fit — lead with the kitchen

Open concept matches her #1 priority. Budget fits comfortably.

Lead with: the open-concept kitchen, then the primary suite
Objection to expect: no dedicated home office
Last time: loved the natural light, worried about the yard size

You already do this work. It just eats your evening.

  • Re-read the listing and try to remember what this client actually cares about
  • Dig back through your notes from the last three showings

Strong match

The layout matches what she keeps coming back to, and it sits comfortably inside her range. The one real gap is the office — handle it early, on your terms, rather than letting it surface in the hallway on the way out.

Lead with theseIn this order, for this client
  1. 1The open-concept kitchenHer stated #1 priority, and the room the listing photos lead with. Enter it from the hallway so the island and the window wall land together.
  2. 2South-facing main roomThe afternoon light in photos 3 and 4 is genuine, not staging. Worth opening the blinds before she walks in.
  3. 3The finished basement nookHas a window and a door — the closest thing in this house to the office she says she needs.
Objections to expectWith the answer ready before she asks

“There’s no home office.”

Agreed on the main floor. Walk her to the basement nook before she raises it, and frame it as a quiet room with a door rather than a compromise.

“The yard is smaller than the last one.”

True — but it backs onto the ravine, so there is no rear neighbour. She flagged privacy on 31 Larkspur Way.

Walk it in this orderFive rooms, one route
  1. 1Kitchen — lead here, do not start with the entry
  2. 2Living room, while the afternoon light is up
  3. 3Primary suite
  4. 4Basement nook — before the office question comes up
  5. 5Yard, closing on the ravine view
Ask the listing agentGaps the listing left open
  • When was the roof last done? The listing does not say.
  • Are the appliances included in the price?
  • How firm is the sellers’ closing date?

Smart Follow-up

Never lose a lead to silence

One SMS and one email — not a menu of six near-identical options. CADI reads the client's profile and every showing debrief on record, works out the single most useful thing to say right now, and writes it.

  • Reads your debriefed showings, so it can name what they actually reacted to
  • You review and send every message — CADI never contacts a client on its own
  • 10 a month free, unlimited on Pro

Smart Follow-up

Just met · today
Hi Sarah, great meeting you today at 14 Rosewood Lane! Wanted to follow up while it’s fresh — the kitchen really seemed to click for you. Want to talk through next steps this week?

Showing Mode

Built to be read while you’re walking

Full screen, one room at a time, in type you can read at arm's length in a bright living room — with the objection you're about to hear sitting right underneath it.

  • One room per card, in the order CADI recommends walking them
  • The rebuttal is on the same screen as the selling point
  • Cached on your phone, so a basement with no signal changes nothing

Lead with

The open-concept kitchen

It’s her #1 stated priority. Open the room from the hallway so she sees the island and the light together.

If she pushes back

“No home office” — the basement has a finished nook with a window.

Showing Mode & tours

A full-screen brief for walking the property, and an automatic comparison when you’re touring more than one listing with the same client the same day.

It remembers

Debrief a showing — what landed, what they objected to — and the next Playbook for that client leans on it instead of starting from a blank page.

Straight answer

What CADI isn’t

Not a CRM to migrate into

Keep whatever you already use for contacts and transactions. CADI holds what it needs to prepare a showing, and nothing more.

Not an MLS or a listing feed

You bring the listing — a link, the text, or a screenshot. CADI reads it, it doesn’t search the market for you.

Not an autopilot for your clients

Every message is drafted for you and sent by you, from your own phone. CADI never contacts a client on its own.

Questions

Good to know

A showing preparation brief built for one specific buyer and one specific property. It reads the listing, its photos, your client’s profile and your own notes, then gives you a match score, the selling points to lead with in this client’s language, the objections to expect and how to answer them, the order to walk the rooms in, questions to ask while you’re standing there, and what to do afterwards. Generating one spends a single Playbook from your monthly allowance.

No. A pack is a one-off purchase and the Playbooks in it stay on your account until you use them — they don’t reset on the 1st and they don’t lapse if you skip a month. That’s the point: a busy spring shouldn’t force a permanent upgrade.

Yes. Packs are available on the Free plan as well as on Pro. If you only need a heavier month twice a year, buying two packs costs far less than twelve months of Pro.

No — CADI is a Progressive Web App. Open it in your phone’s browser and add it to your home screen; it opens and behaves like a native app from then on, with no store, no review wait, and no update to install.

No. The Free plan is free indefinitely — no card, no trial clock. Upgrade only if you outgrow the monthly Playbook allowance, or top up with a Playbook Pack instead.

CADI is built around Canadian real estate, using CREA’s official MLS® Home Price Index — the same benchmark index boards publish, covering about 60 regional markets. We’re starting there and will look at other countries based on demand.

That’s exactly why there are three ways in. Most Canadian portals refuse automated readers, so alongside a URL you can paste the listing text or drop a screenshot — the screenshot path works everywhere, including inside a portal’s own app where there’s no page to fetch at all.

No. Every message CADI drafts — a follow-up SMS, an email — opens for you to review, edit and send yourself, from your own phone or inbox. CADI never contacts a client on its own.

It’s stored in your account and scoped to you — no other agent can see your pipeline. Listing photos are analyzed to build a Playbook and are not kept afterward. We don’t sell data or use it for advertising, and your data is never used to train AI models. You can export or permanently delete everything from Settings.

It’s a decision aid, not a verdict. The score is computed from your client’s stated budget, timeline, must-haves and bedroom/bathroom minimums against the listing’s own facts and local price trend. Every Playbook shows the reasons behind the number, so you can judge whether CADI weighed the right things.

Nothing breaks. Your pipeline, lead ranking and everything already generated stay fully available. You can buy a Playbook Pack — they never expire — or wait for the allowance to reset on the 1st, or upgrade. Free accounts also get a one-time 14-day Pro trial when they hit the limit.

Yes. Seller clients are scored on their own terms — pricing against comparables, property condition, and financing for their next purchase — rather than being squeezed into a buyer’s criteria.

Yes. Downgrade to Free from Settings at any time, and you keep everything you’ve created. There’s no contract and no cancellation step you have to call someone about.

Your next showing is already on the calendar.

Give it a Playbook before you leave the office.
